The $500 million Potrero Yard Modernization project will include a modern, 700,000 SF, four-story bus storage and maintenance transit facility for SFMTA, up to 465 units of affordable family housing for those with low or moderate incomes, and multiple opportunities for commercial retail and concessions. The project will be the nation’s first known joint development of a bus maintenance facility with housing constructed adjacent to and above the bus facility, a groundbreaking approach that prioritizes safe, equitable, and sustainable transportation while also supporting the City and County of San Francisco’s housing goals. The development will pursue LEED Gold.

Over the course of three three years, ��ϳԹ�� worked closely with the PNC team to provide project budget development, schedule development, and logistics for the complex multi-phase bus and residential facility.

Presidio Landmark

��ϳԹ�� converted this 70-year-old Public Health Service Hospital, located in Presidio of San Francisco, into a one-of-a-kind residential complex. The team reinstated the broken terra cotta and limestone, cleaned and replaced missing or damaged exterior brick, mended the original red tile roof and copper gutters, repaired the majority of the 1,200 mullioned windows, and restored marble wainscot using salvaged materials from demolished areas of the building.

The newly renovated, 237,000 SF building, renamed The Landmark, contains 154 apartments and a variety of state-of-the-art indoor and outdoor features. The units are divided into one- and two-bedroom apartments that range in size from 400 to 1,500 square feet, with amenities including a fitness facility, storage and parking, kitchen and dining room, wine cellar, and more. Over 10% of the units are market rate affordable housing. With sustainable elements such as mass timber, use of recycled/salvage materials, and drought-resistant landscaping, the project received LEED Gold certification.

The Gateway Vista East

��ϳԹ�� completed the voluntary seismic retrofit of this 22-story residential building in downtown San Francisco. The work included six levels of concrete and FRP structural improvements that requires demolition and build back of existing finishes. All work, including self-perform concrete reinforcement of transfer beams and the entry archway as well as soft demolition, was completed while the building remained occupied.

100 Van Ness

Adaptive re-use of an existing 470,000 SF, 29-story building in downtown San Francisco. The former office building was transformed into 418 luxury rental apartments with amenities including: below-grade parking, a roof deck and gardens, fitness facility, luxury group kitchen, conference room/business center, library, game room, and resident lounge. The entire building is now encased in a glass skin that reflects the surrounding buildings and expresses the modern, elegant design. 20% of the rentable units are market rate affordable housing. The project is GreenPoint Rated under the Existing Building Multifamily rating system.

942 Market

Residential conversion of 42,000 SF building in the heart of downtown San Francisco. Work included bracing and major structural modifications to this concrete and steel, seven-story building with unusual L-shaped plan that wraps around a neighboring building. The building contains 28 residential condominium units (15 market rate and 13 below market rate units) as well as 4,300 SF of commercial space.

This Habitat for Humanity SF project involved the construction of three brand-new, multifamily buildings with eight total units. ��ϳԹ�� worked with subcontractors and volunteers to provide daily construction operation services for the demolition of existing structures as well grading of the entire site were required to accommodate the new buildings. The complete vertical build necessitated the installation of a storm drain system, retaining walls, utility work, electrical, solar, plumbing, fire sprinkler, mechanical, concrete, structural formwork and steel. The installation of interior finishes included quartz countertops, casement windows, fire rated entry doors, vinyl flooring, cabinets, bathroom and electrical fixtures. Exterior finishes included pavers, siding, a roof, staircase, three-story multi-tiered decks, sidewalks, a fence, and landscaping.

The project achieved Platinum Green Point Rating.

Maria Alicia Apartments

��ϳԹ�� performed renovations on this affordable housing complex, including 20 apartment common areas of a four-story building. The project’s scope included exterior work, abatement, accessibility upgrades, interior unit finish and design-build MEP upgrades, courtyard renovations, and the installation of solar photovoltaic (PV) panels along the roof of the building. ��ϳԹ�� self-performed insulation, rough framing, and finished carpentry.

2800 Bryant

Work on this affordable housing project consisted of renovation to a single wood-framed, three-story building with a garage with commercial space on the ground level and seven apartments on the second and third floors. ��ϳԹ�� self-performed shoring, soft demolition, concrete patching, epoxy bolts, anchors, structural strengthening, exterior millwork, and miscellaneous specialties.

Casa Colibri

In 2022, ��ϳԹ�� converted 41 motel units into permanent affordable housing for San Francisco residents. The work consisted of interior upgrades to two of the buildings; cabinetry and equipment installation; ADA and site security compliance; interior upgrades to 17 units; exterior enhancements; and landscaping.

��ϳԹ�� was additionally hired for Phase 2, set for a 2024 completion, which will further enhance nearly 50 single room occupancy units.

Casa Esperanza

In 2022, ��ϳԹ�� was hired to renovate Casa Esperanza (formerly Hotel Eula). The scope of work included electrical enhancements, interior cabinetry and equipment installation for 23 units, interior finish patching for electrical access, and ADA compliance upgrades at the ground level entry.

��ϳԹ�� was also hired for the second phase, which include upgrades to the ground through the basement levels, including the stairway, interior and exterior finishes, mechanical, lighting, electrical/fire alarm, and sprinkler systems.
