The work at Yerba Buena Island includes 26 residences designed to blend with the unique topography of the island. Each offering showcases distinct design while maintaining an overarching architectural vision. Ranging from studios to expansive five-bedroom homes, the residences are situated to maximize sweeping 360-degree views of San Francisco and the Bay Area. ��ϳԹ�� self-performed the concrete for the building foundations as well as shotcrete for the retaining walls and Forest Road with a finished overlay wall.

2121 Webster Street / The Pacific

Conversion of the former University of the Pacific Dugoni School of Dentistry building into 76 high-end residential condominiums and townhomes. The precast concrete exterior skin was removed and replaced with a high-performance glass curtain wall. Work also included seismic upgrades and all new interior improvements. The townhomes are LEED Silver certified and the nine-story tower is LEED Gold.

Bay Meadows – The Morgan

New construction of a five-story residential condominium building over a basement parking level. The Morgan contains 84 luxury condominiums, 150 parking spaces, exterior gathering spaces, and a host of other amenities totaling 226,608 SF. The project achieved CALGreen certification.

Potrero Yard Modernization

The $500 million Potrero Yard Modernization project will include a modern, 700,000 SF, four-story bus storage and maintenance transit facility for SFMTA, up to 465 units of affordable family housing for those with low or moderate incomes, and multiple opportunities for commercial retail and concessions. The project will be the nation’s first known joint development of a bus maintenance facility with housing constructed adjacent to and above the bus facility, a groundbreaking approach that prioritizes safe, equitable, and sustainable transportation while also supporting the City and County of San Francisco’s housing goals. The development will pursue LEED Gold.

Over the course of three three years, ��ϳԹ�� worked closely with the PNC team to provide project budget development, schedule development, and logistics for the complex multi-phase bus and residential facility.

Presidio Landmark

��ϳԹ�� converted this 70-year-old Public Health Service Hospital, located in Presidio of San Francisco, into a one-of-a-kind residential complex. The team reinstated the broken terra cotta and limestone, cleaned and replaced missing or damaged exterior brick, mended the original red tile roof and copper gutters, repaired the majority of the 1,200 mullioned windows, and restored marble wainscot using salvaged materials from demolished areas of the building.

The newly renovated, 237,000 SF building, renamed The Landmark, contains 154 apartments and a variety of state-of-the-art indoor and outdoor features. The units are divided into one- and two-bedroom apartments that range in size from 400 to 1,500 square feet, with amenities including a fitness facility, storage and parking, kitchen and dining room, wine cellar, and more. Over 10% of the units are market rate affordable housing. With sustainable elements such as mass timber, use of recycled/salvage materials, and drought-resistant landscaping, the project received LEED Gold certification.

The Gateway Vista East

��ϳԹ�� completed the voluntary seismic retrofit of this 22-story residential building in downtown San Francisco. The work included six levels of concrete and FRP structural improvements that requires demolition and build back of existing finishes. All work, including self-perform concrete reinforcement of transfer beams and the entry archway as well as soft demolition, was completed while the building remained occupied.

Ritz-Carlton Club & Residences

��ϳԹ�� converted this historic building into new condominiums and time-share units for the Ritz-Carlton. Work included the removal of 1960’s-era steel cladding and restoration of the original brick exterior, demolition of portions of the existing building, extensive excavation, structural upgrades, and construction of eight additional, above-grade floors. The new, 24-story building contains 101 residential units and retail space totaling approximately 225,000 SF.

Fox Plaza

Seismic upgrades on this 30-story, full occupied building in downtown San Francisco included selective demolition/removal/abatement of existing elements, followed by the installation of new structural elements, then the restoration of fire protection and finishes. Work in the two sub-level parking garage involved new concrete column and beam encasements. For the many levels of occupied office space, the structural upgrades included new chevron braces with seismic dampers. The residential work involved 122 units where columns were strengthened with new knife plate connections.

South of Market Health Center

��ϳԹ�� provided design-build services for the nonprofit tenant improvement of an OSHPD-3 lab and health center consisting of new flooring, electrical, low voltage, ADA upgrades, and reconfiguration of management offices.

Stevenson School Barrows Hall

��ϳԹ�� built this two-story residence hall at the K-12 private Stevenson School. It is a 13,000 SF wood-framed chalet-style structure clad with millwork and stone on the inside and out. The facility is designed with accommodations for 38 students and four faculty families in a two-wing configuration. The design allows for the separation of multiple user groups while featuring a two-story common room at the intersection of the residential wings where residents can relax, study, and convene for informal gathering. Six fireplaces in various locations throughout the campus and comfortable lounge seating make Barrows Hall a home away from home.
