Lorenzo Theater /projects/lorenzo-theater/ Thu, 23 Feb 2023 23:33:23 +0000 /?post_type=projects&p=2747 This project included the preparation for tenant improvements of the existing Lorenzo Theater building, a California Historic Landmark originally built in 1947. The scope of work included seismic strengthening with new steel trusses, restoration of existing base finishes and character-defining features damaged by a large fire, new mechanical and electrical systems, accessibility upgrades, and self-performed specialty shoring for the restoration of the iconic jungle-themed murals, which glow under blacklight. The project achieved LEED Silver certification.

 

黑料吃瓜网入口 is excited to continue its work with the Lorenzo Theater on a new phase of interior reconstruction focused on reconstructing multi-tier seating in the bowl and balcony, accessibility improvements, full MEPF systems, and restoration of key exterior features, including the Marquee, tower sign, and ticket booth.

The historic tower, originally designed by Timothy Pflueger and built in 1930, has functioned as a church, hotel, makeshift space for wartime use, and government office building before being acquired by UC Law SF in 1980 as student housing.

 

黑料吃瓜网入口 will restore the iconic, 28-story Gothic Revival and Art Deco structure鈥檚 residential units; provide a complex seismic retrofit; replace/upgrade the elevator systems; perform exterior repairs to terra cotta and masonry, as well as windows and waterproofing; and, re-program several floors of academic and administrative office space.

 

This high-profile, long-term project for UC Law SF is part of the university鈥檚 long-range campus plan for an academic village in downtown San Francisco.

Designed by Jensen Architects, our trusted partner on more than a dozen educational projects, this upgrade will create a space that is welcoming, accessible, and reflective of how students learn, gather, and thrive today.

Plans for the 41,000 SF facility call for a brand-new student lounge; an expansive open area for meeting, studying, and hanging out; a reimagined campus market designed with student needs in mind; and a central home for the campus resource centers. Bringing these services together under one roof will make it easier than ever for students to access support, build community, and feel at home. The project, which is designed for LEED Silver certification, will commence in January 2026 and is set to open in time for the 2027 fall semester.

The six-story (with partial basement interconnecting adjacent buildings) structure will be a focused arrangement of spaces that connect science and learning around three primary program elements: laboratories, write-up spaces, and grouped amenity spaces such as conference and break rooms. Laboratory functions will consist of physical and synthetic chemistry, chemical and biomolecular engineering, and some general purpose spaces.

 

Additional work includes demolition of a current on-site structure as well as on-site elements such as a retaining wall and pedestrian egress bridge; a new exterior generator yard with storage tank; the relocation of an underground fresh air shaft; construction of a new terraced landscape; and relocation of existing underground utilities, all on a busy intersection of the active college campus. The project is designed and being built to achieve LEED Gold certification.

These upgrades will include improved field dimensions, training facilities, team locker rooms, permanent spectator seating, and access improvements.

 

The softball field will receive a new, 30,500 SF, two-story precast concrete structure that will house the bullpen, concourse, and press box, and an additional 1,511 permanent seats will be added, surrounding the field. Additionally, the renovations will include 8,500 SF of enclosed spaces made up of locker rooms, press box, lounges, and training rooms. The field will receive new, fine-grained aggregate material in the infield, synthetic turf will replace grass in the outfield, and a new LED scoreboard will be installed for spectators. The project team will pursue LEED Gold certification.

The oldest building on campus, Davidson Library, will have its air handling units (AHUs) rebuilt along with other miscellaneous mechanical and controls equipment updates to improve system reliability and energy efficiency. At Cheadle Hall, the team will replace the emergency generator system, demolish the existing chilled water (CHW) plant, and connect a new CHW to the campus distribution network, and update building controls and office HVAC. Finally, the AHUs and exhaust fans in Phelps Hall will be replaced.

Sitting in the heart of campus, the nearly 190,000 GSF, two-story building contains gymnasiums, courts, weight training, group fitness, staff offices, and meeting rooms. The project is designed and will be built to achieve LEED Gold certification.

 

Seismic corrections will include new brace frames; selective structural strengthening at columns; drag, diaphragm, and CMU wall connections; fiber-reinforced polymer (FRP) collector strengthening; and other general repairs and modifications. Work will also enclose the exterior loggia and add 2,600 GSF of programmable space. Upon completion, the new roofing membrane will replace the existing one. A portion of the building will remain occupied and operational during construction.
